About us

Since its formation in 2014, NewArch Homes has pursued its core purpose: providing affordable homes for those who need them. We have ambitious plans to rapidly expand our modest portfolio of homes to provide high quality affordable homes across the country.

Most of our homes are available for social rented, affordable rented and intermediate housing, as well as shared ownership. We selectively partner with experienced Housing Associations who manage and maintain our properties to the highest of standards, and work alongside us to provide exceptional service to our customers.

NewArch Homes is regulated by the Regulator for Social Housing.

Our objectives

We work with a range of partners and stakeholders to expand the number of new affordable homes that we supply across England. We are focused on providing additional affordable homes in parts of the country that have the highest level of need for new affordable and social housing.

Our goal is to build homes to high quality and energy efficiency standards. This means that our homes cost less to heat, and that the ongoing operation of our homes has a lower impact on the environment.

We have plans for a significant number of our homes to be suitable for the needs of older people, with designs that can be easily adapted to meet the needs of older age. This includes homes which can be easily adapted for wheelchair use.

We define and demand high quality management standards for our homes and customers from our housing management partners.

Ensuring our customers are treated well
We aspire to build and maintain homes to the highest standards so that we know our customers are receiving quality services for a fair price, and that standards are aligned with those across the sector.

Operating safely, securely, and soundly
We have a role as a custodian to proactively protect social housing customers, affordable homes and the reputation of the sector. Effective planning, governance and data management is critical in achieving this objective.

Our funding

NewArch Homes is funded through long-term investment from investors who are motivated to deliver good quality housing. This investment is managed by Octopus Investments Ltd, who also manage NewArch Homes.

Governance

Our independent Board of Directors ensure that the strategy and objectives of NewArch Homes are delivered to expected standards and in a way which protects social housing assets.

Elizabeth Austerberry
Independent Non-executive Chair

Elizabeth is Chair of NewArch Homes and is a Non-Executive director at NHBC. Prior to this, she worked as the CEO of Moat Housing, a major housing association covering London and the South East, and as a Board Member of the National Housing Federation. Elizabeth has a wealth of experience from across the affordable housing sector as well as from various senior roles across real estate banking and finance.

Sara Thomson
Independent Non-executive Director

Former Executive Director and Chief Risk Officer at Bromford Housing Group. Sara has experience working for several Registered Providers across England. She previously spent over 15 years in senior risk and compliance roles in several leading UK banks and building societies.

Kevin Beirne
Octopus Director

Joined Octopus in 2018 to lead the group’s retirement living investment activities. Previously spent 15 years as Executive Director at One Housing Group (a leading housing association) leading Housing Care & Support.

Jack Burnham
Managing Director

Joined NewArch in 2022 from Thrive Homes, a housing association where he was Executive Director leading on Growth & Investment. Jack has previously served on the board and as chair of other housing associations, in addition to leading affordable housing divisions of several major housebuilders.

Peter Merchant
Investment Director

Joined NewArch in 2021 after working for an Octopus JV development partner. Peter has experience growing several Registered Providers across England. Over 20 years’ social housing experience both as a developer in housing associations and as a consultant with Savills.

Catherine Short
Investment Manager

Catherine is an Investment Manager specialising in affordable housing and development lending. She has previously worked in Islamic finance at BLME and with real estate clients at PwC. Catherine has a Master’s degree from the University of Leeds and is a qualified Chartered Accountant (ICAEW).

Imogen Howell
Graduate

Imogen joined in 2022 on our graduate scheme. She holds a Bachelor of Laws from the University of Nottingham and an MSc in Real Estate from the University of Greenwich. She is currently working towards becoming a Chartered Surveyor on the Property Finance and Funding APC Pathway.
